Beach Erosion at the Jersey Shore a Major Problem

With the past history of Nor Easters hitting the Jersey Shore, Beach Erosion is a major problem for all towns along the Jersey Shore. And it is a hard balancing act for local officials.

Most beach erosion occurs during the winter months between November and March. During this time, storms coming up the coast can erode millions of cubic yards of sand from the beaches that bring in billions of dollars of tourism money each year. Local government, who all are having fiscal budgeting problems don’t have the funding available for the replenishment, so they are all looking at state and federal funding to help what is considered disaster areas.

Not only do the resort towns have to deal with where to get the funding and when they can replenish the beaches, the timing is of the utmost importance. Tourists who are going to book a week or longer vacation at the Jersey Shore will likely come to the beach during the off season to look at properties they may consider. When they arrive and find that the beaches are destroyed, they may consider other options which are not good for the tourist economy.

A lot of the replenishing of the beaches takes place during the summer months. Again, it is an absolute necessity to replenish, but no one wants it done during their vacation time. The noise, the pipes, and every other element of beach replenishment take away from the relaxing, peace and quiet the ocean offers. So visitors get angry at the work being done, and again reconsider other options for their next summer’s vacation.

Beach erosion and the replenishment process are not only an unbelievable amount of money, but the timing and work done can make or break a resort town at the Jersey Shore. Vacationers, although understandably are frustrated, must make the best of a bad situation. It is part of the overall process beach areas have to deal with from time to time. And it is what makes our beaches one of the best areas to vacation in the world.

Jersey Shore Real Estate In 2010

Everyone who visits the Jersey Shore summer after summer has a dream of someday owning a property at the their favorite vacation destination. With the recent years of plummeted real estate value everywhere, the Jersey Shore, although affected, has weathered the storm rather well.

Real Estate values at the Jersey Shore has dropped on average about twenty percent since its peak in 2005, but when considering the boom and the appreciation over the past decade, owners on average have felt like they hit the jackpot. If you bought a property in the late 1990’s, good chances are that your property value has doubled or even tripled in the past decade. Taking that into consideration, a twenty or even thirty percent drop in your value still makes you a huge winner in the investment end.

2009 has seen a slight rebound in the real estate market at the Jersey Shore. What appears to be selling is the properties where owners, for many reasons, must sell their property. This makes the property a great opportunity for the buyers standing by. The others that have been selling is new construction. Developers have been able to acquire properties at a lower price, which enables them to resell the properties at a more reasonable price. That along with the lowest interest rates in decades makes buying at the Jersey Storm the perfect time for any buyer who can afford to.

2010 could be a great year for Real Estate at the Jersey Shore if banks would start lending again. Because of the past “Bad Lending”, banks have become so conservative that they are not allowing potential buyers the opportunity to purchase their dream house at the beach. Time will tell if the lenders loosen up and smart investors will once again be able to purchase at the Jersey Shore. The advice is that if you can afford it, now is the time.

Is History Worth Preserving? Cape May NJ says “YES”

Many governments are debating over preserving the Historical parts of cities, homes, or other historically registered landmarks when the cost can be astronomical. These landmarks can cost way more than their value is worth, and local officials are debating the worth in these hard economic times. But one city at the Southern tip of New Jersey says its historical value is what saved the city.

Cape May New Jersey, located at the southernmost tip of New Jersey was a dying resort in the early 1970’s until they started marketing themselves as a national historic landmark. The city’s Victorian buildings with their gingerbread porches and unique windows and siding became nationally registered as historic and everyone started to visit. Many of the older homes near the center of town were converted into Bed & Breakfasts, and the rest is history. With a wonderful beach, great historic buildings to visit and stay, tourist started coming from all over the world to see the many architectural wonders.

Today, Cape May host many events throughout the year with the focus on History and the buildings that present the turn of the 20th century. Owners of these historically registered properties follow strict rules and regulations on the upkeep of the property. They must go before a board of trustees before changing the property, and that even includes exterior color changes.

These rules have paid off. Tourism is at its highest and millions flock to Cape May to see all the history that it has to offer. It is one of the most visited places in New Jersey and can be found in magazines around the world. History is what keeps Cape May such a success. Can you imagine the town without it?
